My expertise, through every phase

The price depends on the scale, complexity and required research. After an introductory meeting, the scope is clearly defined and a fixed price is provided. If a full architectural commission follows, the proposal specifies whether the amount already paid will be deducted from the subsequent fee.

In Flanders, this classification applies when the project is subject to EPB requirements, the indoor-climate systems are completely replaced and at least 75% of the building envelope surrounding the protected volume is insulated. The EPB assessor verifies this based on the proposed works.

The existing situation, requirements, budget and planning possibilities are assessed first. This is followed by design, cost estimation, any required planning application and technical studies. Execution documents are then prepared, contractors compared and the construction works monitored.

Additional costs may include the architect’s fee, VAT, EPB and ventilation reporting, structural advice and safety coordination. Surveys, inspections, utility connections, municipal charges and unforeseen works may also affect the total project budget.

EPB may be required for works subject to a permit or notification. A structural engineer is advisable for structural alterations, foundations, large openings or extensions. A safety coordinator is required when at least two contractors work on the site, either simultaneously or successively.

The fee depends on the project’s scale, complexity, construction cost, required phases and estimated workload. Limited services may be charged as a fixed fee or hourly rate. The included services and payment stages are defined in the proposal and architectural agreement.

An architect can assess the planning possibilities, known permitted situation, extension potential, heritage status, visible construction concerns and initial budget risks. This architectural assessment does not replace a complete technical survey, legal investigation or specialist study.
